What was at stake.
Each data hall was sold to a different tenant with its own ready-for-service date and penalties. Generators, switchgear and chillers had lead times longer than the building itself. The schedule showed construction, but not the commissioning that decided handover.
How we controlled it.
What our schedulers and cost engineers did on this project.
Long leads first
Every generator, UPS, switchgear and chiller was tracked from order to set, with float shown against the hall it powered.
Commissioning levels
Level one to five commissioning was scheduled hall by hall, ending in integrated systems testing at full load.
Tenant milestones
Each lease date became a milestone, reported with float in every update so sales and construction saw the same thing.
Earned value
Earned value by hall showed the owner where money and time were going every month.
The result.
In a data center, a late hall is lost revenue for the owner and a broken promise to the tenant. We scheduled to the lease, not to the contractor.
