The challenge

What was at stake.

Tenants signed leases on fixed dates, but the contractor scheduled the buildings in the order easiest to build. Two tenants would have been late. Nobody had compared the schedule to the leases.

Our approach

How we controlled it.

What our schedulers and cost engineers did on this project.

01

Leases into the schedule

Each lease turnover date became a milestone, and we resequenced the buildings to meet them.

02

Tilt-wall rhythm

Panel casting and erection moved from building to building in a steady rhythm the crews could follow.

03

Cost by building

Costs were tracked by building, so the owner knew the real cost of each lease.

04

Weekly updates

Weekly updates during turnover kept tenant improvement work in sync.

The fix was simple once someone put the leases next to the schedule. That someone should always be on the owner's side.
